Mile High Business Center Building One

 

The Mile High Business Center, Denver, Colorado.

The Samsonite Corporate Campus is in the process of being transformed into the Mile High Business Center by Panattoni Development Company. This 100-acre parcel of industrially zoned land has been the home to Samsonite for the past forty (40) years. Panattoni Development Company purchased the property in March, 2005 from Samsonite who is leasing back three (3) of the buildings for the next several years. Panattoni has received final approval to construct up to 1.7 million square feet of state-of-the-art distribution and manufacturing space that will be spread out over seven (7) buildings that will range in size from 102,000 square feet to 347,000 square feet.

Access to Mile High Business Center is outstanding to Interstate 70 via exits at Havana Street and Peoria Street. Rail service is available from the Union Pacific Railroad. Visibility from Interstate 70 is excellent. The 500,000 square feet. Samsonite manufacturing building was recently demolished to make way for the continuation of East 45th Avenue which will connect Havana Street and Peoria Street and will provide access to all of the sites within the park. The first building that Panattoni developed in the park contained 336,000 square feet on a 17-acre site. Construction commenced in April 2006 and the building was completed in late November 2006. Building One will featured ceiling clear heights of 32', an ESFR sprinkler system, 50' x 50' column spacing, and both dock high and drive-in loading. Home Depot supply signed a lease for 136,000 sq. ft. in May 2006 and moved into their space the day the building was complete. A lease is out for signature to an international corporate user that will occupy in approx. May 2007 and a production and distribution facility. The lease is expected to be signed in mid January 2007 fo the back end of the building which contains 200,000 sq. ft. Building One was designed by the nationally renowned architectural firm of Ware Malcomb which is headquartered in Irvine, California. Panattoni Development Company, headquartered in Sacramento, California, develops, leases, owns, and manages industrial, office and retail projects in more than 85 cities throughout the United States.
